Where do I start?
ALAYETO ARCHITECTURE believes that an educated client helps the architect produce a better project, resulting in a better experience for both parties. An educated client will be a happy client because the unexpected has been removed from his path and he knows what to expect. A happy client is a repeat client, therefore, at ALAYETO ARCHITECTURE we strive to educate our clients.
Since most residential clients have never gone through the process of building their home, remodeling or expanding with an addition to their existing home, we have set up this webpage to give them a better understanding of the process. Consider it a guide of what to expect when you get involved in the building of your single family residence or the remodel or addition to your existing home.
What should I expect if I hire an architect?
For many people, remodeling a home or having an addition put in, outside of having purchased your home will be the next biggest financial undertaking of your life. Knowledge is power. Knowledge removes fear. So let’s learn what we can to remove any fears we may have in this undertaking.
You are remodeling because you have either outgrown your home, you want another look, or your lifestyle has changed and your current home no longer functions with your revised lifestyle.
Whether you remodel, redesign or build a custom home the design process is the same. It is broken into different design phases. Designing a building takes time and a lot of careful planning. Your architect will help you through this process.

What is a Custom Home?
A custom home is a new residence designed and built according to your needs and desires as interpreted by your Architect.
How much are Design Fees & Construction Costs for Custom Homes?
Design Fees: Professional architectural design fees can range anywhere from 5% – 15% of the construction cost.
Construction Costs: Typically in Dade and Broward County single family homes construction costs range from $120.00sf to $1,000.00sf or higher.
Things to know or consider:
- You will need a site survey of your property before your architect can start.
- You may need a geotechnical/soils report.
- You should learn what utilities are on site (sewer, natural gas, electrical power, potable water, fire hydrant, telephone & cable).
- Whether or not your architect includes a full set of specifications with his drawings. Ask your architect during your interview. It greatly affects the fee.
- Whether your property has an association or city design review requirements?
- Whether your property requires a zoning/planning hearing in order to develop it?
- Do you have a contractor or will your design professional help you find one?
- Will you Bid the work for multiple contractors to price or do you have a Contractor in mind?
- During construction will your Architect or someone else provide Construction Administration services for you?
What kind of challenges should I expect?
Expect to run into problems in remodels or renovations of an existing residential structure, because no one knows what is behind a wall until it is uncovered and the existing conditions are exposed.

Do I really need an architect?
If you live in Miami Dade or Broward Counties the Building Codes require the use of a registered licensed professional architect or engineer.
How long does the design process take?
Weeks, months to a year, depending on the project complexity, to be discussed when you interview your architect.
